When to Replace a Roof?
When it’s time to fix up or re-stain the floors in a home, the signs are usually pretty apparent, as they’re literally right under your feet. With roofs, however, it can take a little more effort to determine if it’s time for a repair or replacement. To check a roofing system for wear, start in the attic looking for any signs of outside light shining through the roof as well as any signs of water damage or leaks, any dark spots or trails, and any places where the roof deck is sagging. These are all signs that it’s time to call a roofing contractor.
On the exterior of your home, look for damaged flashing, missing, cracked, torn, or bald shingles, and any curling, blistering, buckling, rotting, or algae growth. Look around chimneys, vents, and pipes for loose material or signs of wear; shingle granules in the gutter are a key indicator of wear on a roof. Shingle granules look like large grains of sand and will usually appear in the gutters or yard near a roof.
Lastly, double check for signs of moisture, rot, or mold, which can grow within 24-48 hours of a water-related problem, and examine the drainage. Gutters and downspouts should be securely attached and open, allowing water to exit. Likewise, the bath, kitchen, and dryer vents should go entirely to the exterior of your home (not just dead-end into an attic space).
